Skylight leaks
It's usually the flashing, not the glass
A skylight is a hole in your roof. What keeps it dry is the flashing and underlayment around it, and that's what wears out first.
Smearing more caulk on the frame might stop the drip for a season. We take the shingles up around the skylight, check the curb and the deck, and reflash it properly, or replace the unit if it's past saving.
Signs
Signs your skylight needs attention
Water around the frame
Drips or stains around the skylight well after rain usually mean the flashing has failed, not the glass.
Stains in the skylight well
Brown rings or peeling paint on the drywall around the opening.
Fogged or cracked glass
Moisture between the panes means the seal is gone. Cracked glass needs a new unit.
Rotted curb or frame
Soft wood around the skylight on the roof side lets water into the framing.
Caulk "repairs" everywhere
Layers of roof cement around a skylight are a sign it was patched, not fixed.
Heat in summer, drafts in winter
Old single-pane units lose a lot of energy. A new unit is much tighter.
New skylights
A new skylight, step by step
Photos from one of our jobs: three new skylights installed during a roof replacement.

Finished: three new skylights flashed into the new roof.
From inside: daylight where there used to be a dark ceiling.
Your options
Reflash, replace, add or remove
- 1
Reseal and reflash
For a sound skylight with failed flashing: new step flashing, underlayment and shingles around it.
- 2
Replace the unit
For fogged, cracked or rotted skylights: a new unit with a matching flashing kit, in the same opening.
- 3
New skylight
We cut and frame a new opening, install and flash the skylight, and tie it into your roof.
- 4
Remove and roof over
Don't want it anymore? We remove it, frame and deck the opening, and roof it in to match.

Inside the house
We check the well, too
Stains and peeling paint in the skylight well tell us how long water has been getting in.
We look at the drywall and framing around the opening from inside, so the estimate covers everything the leak has touched.

FAQ
Skylight questions
Why is my skylight leaking?
Most skylight leaks come from failed flashing or old sealant around the frame, not the glass. Condensation can also look like a leak in winter. We check both on the roof and from inside.
Should I repair or replace my skylight?
If the unit is sound and only the flashing has failed, we reflash it. If the glass is fogged or cracked, the frame is rotted, or the skylight is very old, replacing it is usually the better value, especially when you're getting a new roof anyway.
Should I replace my skylight when I replace my roof?
Often, yes. Flashing a new skylight into a new roof is easier and cheaper than coming back later, and an old skylight can fail years before the new shingles.
Can you add a skylight where there isn't one?
Yes. We check the framing and the room below, cut and frame the opening, and install and flash the new unit. Interior finishing of the shaft can be discussed at the estimate.
Do you fix skylights on flat roofs?
Yes. Flat roof skylights sit on a curb that has to be properly flashed into the membrane. See our St. George flat roof and skylight project.
Can you remove a skylight I don't want?
Yes. We remove it, frame and deck the opening, and roof it in to match the rest of the roof.
